Legal Question in Wills and Trusts in Virginia

a friend and i are going to be sharing a house it is being purchased in his name but i will be paying half of all expenses and i am funrishing it. what legal issues do we need to address to secure rights of survivorship and issues of spliting the proceeds if we sell the property an make a profit
