Legal Question in Wills and Trusts in Virginia

My mother had a life tenant living in the house behind her. My mother passed away three weeks ago. In Virginia Is it possible that the life tenant can actually SELL her RIGHTS ? I know she cannot sell the land or house but want to know if she can sell or give up her rights to someone else ?

Yes, if you mean life estate which is what the law terms alienable, i.e., transferable.
