Legal Question in Wills and Trusts in Virginia

My parents have a life time right on the land. They are both in nursing homes and are both mentally impaired. Can we the siblings change the deed into our name and sell the house and land?

No way. A family member (or other relative) should petition the court to be appointed a conservator of your parents' financial affairs. Once appointed, this person would then have the legal authority to engage in the transactions which you've referenced but only as part of plan to manage the financial affairs of your impaired parents.
