Legal Question in Consumer Law in Washington

landlord repairs

The rental that I am presently in has a problem with the phone service. Where you plud the phone cord into is some kind of electrical circuit box. Our service provider said that it most likely has a short in it and that it would cost one hundred dollars to replace. Who's responsibility is it to pay for the repair? The landlord said that it is my problem but I asked him why should I have to pay for repairs to his home. The service was there when we rented the home so I believe that it is his responsibility to maintain the repairs to this. Any help would be highly appreciated.

Thank you.

Re: landlord repairs

Give your landlord formal written notice that the phone line needs repair somewhere inside the walls of the house.

This is based on your knowing that the problem is not with your phone, or the cord, or any component that is under your control.

Go review RCW 59.18.060 and .070 which cover the landlord's duty to repair various elements of the inside of the rental property.

What you have to determine is if you *really* want to live in a house where the landlord isn't anxious to assure your comfort and safety.

Hope this helps you sort it out -

Powell
