When a search warrrant is served on private property, does someone other than the police have to be present, such as the homeowner or resident with whom occupies said home?

No. Being able to delay the police while the homeowner or resident are enroute would give criminals on scene too much time to flee, hide/destroy evidence, etc. However, there are many things that can be wrong with a search warrant invalidating the search and suppressing what was discovered. You should consult with an attorney to review the issue.
