cohabitation agreements

Is there such a thing as a co habitation agreement? I have been living with my boyfriend for nearly two years and we can't get legally married due to my previous divorce decree and moneys that have stipulations about remarriage. I would like to know if my bf and I can create a legal document that holds up in court (if necessary) regarding properties and other areas of concern. Can this be done? We are in the state of washington. This may seem a little unorthodox, but it is something we've been discussing. We've both been divorced once and plan on marrying each other in the future and for all intents and purposes we live as a married couple, but we'd like to know how to go about making our own binding agreement regarding our situation. And would that agreement even hold in court since we are not married - should we separate (God forbid) in the future?
