Equity in raw land to children of divorced parent until legal age?

In the divorce settlement with my X in 1978 there was a clause stating that my kids would recieve 1/2 of the equity in a building site I recieved in the settlement in the event of a sale. I was making payments on the property.

I was to understand that when the kids reached leagl age this clause would be null and void. However, when I was researching the property prior to building our home, the ''records'' referred to this clause and the title was not ''clean''.

At the time of the divorce the lot was valued at $9500. Now with our house it is valued at about $250,000. What is my recourse for obtaining a ''clean or clear title''?

The simplest way to obtain a clean title, assuming your children with an interest in the property would comply, is for each of the children to execute a quitclaim deed to you.

If your children will not execute the quitclaim deeds, then you may need to seek other property law remedies in order to obtain a clean title.
