Will and inheritance

My father has died recently. He left his house to me and my sister. My sister has been an alcoholic and has been living at the house with our father without paying rent for the past 20 year. Father rented the basement suite to other people. Since, my sister and I are both executors of the will, I would like to come to an agreement and sell the house and split the money between the two of us. But, my sister does not agree nor does she want to move out of the house. She takes the renter's money illegally because the land title has not been transferred to our names yet. What can I do to recover the portion of my inheritnace?

The simplest solution is to probate the will and make a motion to order the sale of the house. You can also make a motion to order to the proceeds from the rental to be deposited in an account. Probating a will is generally a straight forward, relatively inexpensive process. This situation may be more difficult (and that translates to consuming of time and money).
