You will want to conduct future business in writing. It can be very difficult to prove what the manager said to you. Also, some written agreements specifically state that they are the "total" agreement--statements outside the agreement do not count.
You'll want a copy of the lease agreement and the partial payment letter. Demand these by writing a polite and formal letter to the business. With these two documents, you can then decide if you have a case against the storage business.
Forging your signature is a crime. You should call the police.

Re: storage/forged signature
When you find out that somebody is claiming that you signed something that you know you did not sign, that is a crime and you need to report it to the police immediately.
When time goes by and a forgery is not reported, it becomes unclear whether it really was forged or not.
Chances are you have a written contract with your storage place. It will spell out each parties rights and obligations. No matter what the manager said, there comes a point where they can impound and sell your stuff to pay the bill if you do not.
Hope this explains it. Elizabeth Powell
