3 day notice

what happens when the tenant does not comply with the notice. what legal rights do I have.

Re: 3 day notice

Upon correct service of a 3-day notice to pay rent or vacate, and the expiration of three full *judicial*(or business) days, you have the right to commence an unlawful detainer.

Same for a three day notice to quit for unlawful business, waste or nuisance.

This presumes you served a properly worded notice, in the correct manner, and have allowed sufficent time to respond as appropriate.
