30 day notice to vacate

I had a six month lease which expired Oct 31st. I've stayed until now....but due to the noise levels of the new tenants......one next to me and one below......I've given my 30 day notice.....as of Nov 17 with an intent to vacate Dec 15th. My landlord is claiming that once the lease was up.....it became a month to month ..... and I have to pay through the end of December.....regardless of a 30 day notice. My landlord says ..... a 30 day notice can not be given in the middle of a month. Is this true? Thank you.

it is a 20 day notice, and giving it on or after the 10th means you are staying (or paying for) another month.

WA uses a "no-fault" 20 day notice to end a tenancy. Either party can give it to the other in writing. If you pay rent on the first, then the notice needs to be given on or before the 10th of the month to be effective the last day of the month.

So your landlord is right but not for the reason he thinks, but because you did not give notice until the 17th. Your notice is effective December 31.
