55+ mobile home parks

Refering to the Housing for Older Persons Act 1995, 80% of units must have at least 1 occupant 55 or older. Does that mean 20% are available to younger tenants? Or is that subject to park management?

I have never heard of the Housing for Older Persons Act of 1995. Is it Federal? State? You don't indicate.

The one area where housing providers are allowed to choose residents is age. Parks can be designated as being restricted to those of a certain age, e.g. over 55. This is not considered discriminatory.

Management can decide how they want to market, and can target certain age groups. Obviously, they cannot discriminate on impermissible bases such as race or family composition.

Washington State Law Against Discrimination is administered by the Human Rights Commission in Olympia (with offices in major cities) and they will investigate allegations of housing discrimination.
