Legal Question in Landlord & Tenant Law in Washington

adult son as lodger

We are considering an offer to our adult son to lodge in our home for two months only, so he can save money to get an apartment. However, we think it may be difficult to get him to agree to leave once he is ''home''. What should we do to ensure that we can get him out after that period of time?

Re: adult son as lodger

You could write up a rental agreement for two months, that ends the tenancy at the end of two months or on a date certain. You can all sign it. It does not need to be notarized to be enforceable.

The trick is to be prepared to go to the court to enforce the agreement at the end of two months.

You know your household and your son best. This arrangement is typical and I don't know enough to predict the outcome. I do know that courts will enforce agreements, but you have to be the one to ask the court to enforce the agreement, so you have to be prepared to do that.

Hope this helps. Elizabeth Powell
