A couple signed a contract to purchase my property and for early occupancy so i accepted.We signed contracs for both and it did include lot discription and it outlined that buyer would pay for all repairs while sale was going through.Thereafter rent was always late,buyer requested repairs and never paid back,moved in other family members,removed appliances,destroyed property and were two and a half months late on rent so i gave them a notice to vacate.I want to know if thier breach of contract which i can prove with pictures,estimates,witnesses of premises before thier occupancy negates my obligation as a seller and entitles me to recover damages,rent,ect?And my second question is that i waited seven months for them to clear thier credit problems up but when i discovered thier were a couple liens on the property which were an oversight by the debtors to remove became the reason the buyer used to say they were backing out but the liens were cleared off in about three weeks which i can prove,is this a lawful reason? My third question is,if the renter/buyer leaves property at my property and i return it to them at thier new residence which i did not enter thier property but dropped it off at a split residence enteryway,that wrong?
