Legal Question in Landlord & Tenant Law in Washington
How many days are required on a notice to vacate?
I have been renting a room in my house to a friend of mine. We had a verbal agreement regarding rent. He has since fallen extremely delinquint in paying rent. I want to serve him an eviction notice and protect my rights to sue him later if he fails to pay. How many days notice do I need to give him to make full payment or vacate the house? I want to give him a structured payment schedule. If he agrees to the payments then fails to pay on time, how much time do I have to give him to vacate?

Re: How many days are required on a notice to vacate?
On a verbal agreement you have two choices: a 3-day notice to pay or vacate, and spell out what he owes you, broken down by month or the alternative is a 20 day notice to vacate, which has to be given on or before the 10th of the month, and is effective on the last day of the same month.
Either notice requires that you title the document what it is, identify the real property (the address of the place where you live is good enough for this ) date it and sign it. You need to post it and mail 2 copies, one first class and one certified, or alternatively serve him personally. You can hand this to him.
If you mess it up it doesn't count and you have to start over next month.
AFTER the applicable notice period has run, you can start a eviction lawsuit if he has not left. This is more complicated that I can describe here. Good idea to lawyer up if you still need help after the notice period has run.
