Legal Question in Landlord & Tenant Law in Washington
guest who is now a squatter
I rent an apartment. I have a now ex-boyfriend who stayed here on the way to a job out of state. He lost the job and has overstayed his welcome by 6 months. He has never paid rent. He is not and has never been on the lease. He has never had a key. Can I kick him out without legal problems?

Re: guest who is now a squatter
Give him a 20 day notice just to be safe. Give it to him on or before the 10th of the month, personally, and mail it to him certified AND first-class (two copies).
Tell him the tenancy is over. Tell him to remove himself and his stuff on or before the 31st of March.
If he doesn't you have laid the predicate for an unlawful detainer action.
Hope this helps. Powell
