My tenant made a verbal threat on my voice mail that he was going to destroy my property. He is on a lease with option to purchase entered into last month. Can I file an emergency eviction?

Using emergency court action to evict a tenant can have unintended consequences for you, and without knowing more I would strongly recommend that you refrain from any "emergency" requests unless or until you talk to and consult with an attorney.

WA prohibits self-help evictions. Engaging in self help or misrepresenting the nature of the relationship to the court in order to evade the unlawful detainer statutes will potentially subject you to liability.

I know that this is not what you wanted to hear, but it's the truth. He's not threatening you.
