landlord/tenant act

my refridgerater has went out 3 times in the last monht. i've replaced all my food 3 times because our landlord did not provide us w/ working refridgerter. my heater has not worked for months either. he did however give me a portable one to use(electric bill is outrageous). he wont take any responsiblities. what are my choices?

You can move out and sue him.

When there is a problem inside your house or apt., your landlord has no way to tell unless you notify him. Do it in writing.

Do it in writing and keep a copy. There are strict deadlines by which he has to repair or replace things that are not working.

WHen you give him written notice, ALSO notify the city/county where you live and ask them to inspect the place to see if it's up to code. Sounds like you don't have good heat.

If they inspect and determine the place is truly in bad shape, you may be eligibile for relocation assistance from your landlord.

But don't simply stop paying rent; that'll get you evicted, and although there is an implied warranty of habitability in rental housing here, you can't effectively use it as a defense to not paying rent.

Move out and sue him instead.
