Legal Question in Landlord & Tenant Law in Washington
Getting out of a lease - roommate dealing drugs
My son is renting a condo with 2 other guys at college. One moved out and my son wants to now because the remaining tenant is dealing drugs. Lots of in and out traffic. He doesn't feel safe or get any sleep, let alone the chances of him being accused as a dealer as well.
What are his options, considering he may have time remaining on the lease, but feels in an unsafe environment and doesn't want to end up charged with something he is not a part of? Or is the only option to turn in his roommate?

Re: Getting out of a lease - roommate dealing drugs
There is a section of the RLTA where any person affected can write to the landlord and demand that the landlord file an unlawful detainer based on credible allegations of drug activity.
Your son needs to MOVE OUT and contact the landlord by phone and in writing immediately, explain what is happening and put some distance between himself and the roommate as soon as possible.
The penalties associated with being found complicit in drug activity are horrendous. He needs to protect himself right now.
He needs to weigh HIS future and take steps to protect himself.
