Last month rent

I have a renter on a month to month, they have given their 20 day notice may 31, they are moving out june 20, do I need to reimbuse them or the prorated days because they gave the correct notice.

Thier 20-day notice is effective for June 30, 2007. It's called a 20-day notice, but it is effective for the end of the rental period, not some random date in between. You can find the exact statute in the RLTA found at Title 59 Chapter 18 - and I don't recall the section number. But it is there.

Their notice is correct for the end of the month.

You do not have to pro rate rent from June 20 to June 30. On the other hand, you could. It is up to you. Hope this helps. Elizabeth Powell
