Legal Question in Landlord & Tenant Law in Washington
rent of a single family dwelling
I was renting a single family dwelling, and found that the land lord had another lease that was in place to another tentant who decided to move into the basement of the home. The home is not zoned for multiple occupancy, lights are together, and all other utitilies are also. The other tentant has a rent to own optional lease that is in place, but we were not advised by this from the landlord. The lease also said that we would be renting the entire home and did not mention anything about another resident downstairs, or that a lease option lease had been in place and stillin place upon our lease. What options do we have.

Re: rent of a single family dwelling
The situation you have described raises multiple issues. A lease must be in writing and many answers will be found in the written agreement. If you rented the entire home and the landlord is renting a portion out from under you literally, the landlord is most likely in breach of the lease. Good luck.
