Legal Question in Landlord & Tenant Law in Washington
Selling a rental property
My landlords have decided to sell the place we rent. Is there any law that prohibits a realtor from entering the property while only minor children are home? My children are 14 and 11. They are home during the daytime while we work. A realtor came with possible buyers while my spouse and I were at work. Is this legal?

Re: Selling a rental property
State law requires that your landlord give you 24 hour's written notice of his/her intent to enter the property for the purposes of showing it to prospective buyers.
So long as he's complied with that requirement, he's OK. However, that said, I have kids too and if strangers showed up when I wasn't home I would be telling my kids to call the police.
So the thing to do is to write him a letter that says: You are entitled to enter on 24 hours notice and I appreciate that you want to sell the place. However, I am not comfortable with adults being in my home when my children are here and I am not. I would appreciate it if you could schedule viewings of the property at times that I will be home or alternatively when my children are not here alone. I appreciate your cooperation, signed, you the tenant.
Hope this helps. Powell
