Legal Question in Landlord & Tenant Law in Washington

We have been storing mobile homes at our business address for many years. We have never had anyone sign a contract before. We just wrote an invoice stating rent cost and when it is due. We have had some people not pay for more than a year and costs are $2000- $4000 behind in rent. Can we lien their property to get our money or can we legally claim the property as ours to make up for the lost rent. Thank you for the advice.

Depends on whether you are storing them or if people are living in them. I understand from your question it is a storage issue.

You need to give them notice and an opportunity to respond - notice that their failure to pay their storage fee will have consequences, and an opportunity to bring the debt current.

This is not a landlord tenant issue.

In the event that they fail to respond you have judicial remedies available.

This is not self-help law. You should consider lawyering up.
