Legal Question in Landlord & Tenant Law in Washington

Tenant Screening

A friend of mine who is a level 1 sex offender in Washington State is looking for a new place to live. He is aware that he must register when he moves, but as far as he knows, only authorities are allowed to know. If his potential landloard does a background check on him, will it show up that he is in fact a level 1 sex offender?

Re: Tenant Screening

Good question. Level 1 offenders are considered the least likely to reoffend and are entitled to more privacy, but I do not believe that precludes the landlord from determining his status.

It is not a basis to deny him housing (creditworthiness is) but I would, based on what you said here, encourage him to disclose this information so as to avoid the landlord getting a nasty suprise when he finds out.

Hope this helps. Elizabeth Powell
