can a lanlooard tell you get all belongings out of apartment when there has been a fire and damage is one room; when firemen had said place is livable and damage is just one room

Not so long as your rent is paid. The landlord has a duty to provide habitable housing.
If the fire was started through your negligence, he can sue you for the damage.
If the fire started because of HIS negligence, demand to be compensated and to have a roof over your head. Landlords think they can contract around negligence, but they cannot. So the fire started matters as to who has a liability issue.
