valid leasing contract
if a house is owned by a married couple in WA, and they want to lease their house, does the leasing contract has to be signed by both spouse? If only one of the spouse signed, is the contract valid and enforceable?

Washington is a community property state one spouse can obligate the other without the second spouse's signature.
Third parties have the right to rely on the signature of one spouse as representing the agreement of the community.
Barring other unknown facts, if the only issue is whether another spouse signed a contract vel non, then yes the contract is enforceable.
