Legal Question in Landlord & Tenant Law in Washington

WA Eviction forms

We live out of town from our rental property. We mailed USPS ''certified'' pay or vacate notice. They still have not picked this up. Are we covered with only certified mail or do we have to also post on the door?

They have sent us an email only stating they will be moving ASAP. A few days before that they sent a list of items to repair. Previous to that the renter told me of a list they mailed with check (never received) and threatened that I had 24 hours to repair the items and then hung up on me.

They are still owing May and June rent. April was 60 days late before their account had sufficient funds.

Where can I get Eviction forms for King County?

No, it is not possible to serve a notice through certified mail only.

You get eviction forms from an eviction attorney. My best referral for King County is Joseph Puckett's office, or Don Allen. Either of them will do a very thorough job for you.

If this is not done correctly you lose time and possibly a great deal of money.

Just as a surgeon won't rent an operating room and a knife, it would be irresponsible of me to sell you the forms.

Sorry. Hope the referrals help. Elizabeth Powell
