adverse Possession
The house that we live in has a fenced back yard that occupies 20 feet across a county greenbelt and about 15 feet of our neighbors back yard. There is a fence between us and our neighbor. our neighbors onboth sides are in the same situation. Our yards have been this way for over thirty years. How should we proceed? We just found this out when the county wanted to auction off the greenbelt.

You may or may not be able to adversely possess against the county in WA, but you can probably get title to your neighbors land that you've had all this time. Feel free to contact us; we have an attorney in WA.

WA provides that you cannot adversely possess against the county. but you probably own the fifteen feet of your neighbors back yard if its been thirty years.
