Binding buyers contract?

I am a new RE agent in WA, and was wondering about marketing ideas. Is it legal to help a potential client purchase a non-related item, in order to enter them into a binding contract that they would use me for a real estate purchase in the upcoming year? And if they failed to do so, I would get my investment money back. If you know anything or have any suggestions, please let me know!! thanks

Your question is fairly vague, and that hinders my ability to give you a clear answer.

Who is your client? The seller of the property? How would you help them purchase something? By paying part of the purchase price? What would be the point of doing that?

I see agents offer to let clients use their moving trucks, thought that was fairly clever.

And if your clients failed to utilize your services you would expect them to PAY you for that? Doesn't sound like good marketing to me.

But maybe I am missing something here. If you want to use a more specific example or write privately I'll try to give you a more thoughtful answer.
