Legal Question in Real Estate Law in Washington
I bought my home 4 months ago. I advised my neighbor at that time that him attached shed(attached to his house) was over the property line. I had it surveyed and pointed it out to him again. He did not move the shed. It is now in the hands of his Title Insurance Co. I am getting very frustrated with this situation and I want to know if you think that I need to hire a lawyer to defend my rights or is this something I will be able to do on my own.

Do you need to hire an attorney? If he will not move the shed - and he does not make some legal claim to some right to leave the shed there (adverse possession, etc.) you will need to make him move the shed - or risk losing the property via adverse possession. You mention his Title Insurance - all they would possibly do is compensate him for having to move the shed - they are not going to make him move the shed. And your title insurance is not going to cover you unless you have some sort of extended coverage (which is unlikely)...the first exception in title policies is something which "would have been disclosed by a survey of the property".
