Earnest Money
I was sued for earnest money an expenses by seller of home. I was the buyer and put 1500 earnest. Buyer lost small claims judgement. The title company still will not release $. What do I have to do?

The earnest money belongs to the seller now, post-judgment. If the money is in escrow write to the title company, send them a copy of the small claims judgment and demand they comply with the court order. It isn't the title company's money. Somebody at the title company is a Limited Practice Officer; write to them and explain what has happened.
If you do this on the phone you will get nowhere. If they won't respond contact the Department of Financial Institutions in Olympia in writing and explain to them.
