I think the word you are looking for is "indefeasable".
An indefeasable estate cannot be alienated (sold). Therefore it is less than a fee simple, which is the estate that can be sold.
An example would be a life estate. That is the right to something for the lifetime of the beneficiary (or some other lifetime, for that matter). The beneficiary gets the rents and profits, but has to turn the corpus of the estatte property over to the remaindermen when his or her life ends.
