Owner Contracts

I would like to approach the owner of my house (I am leasing to own) and ask him eto carry teh contract so that I can get much needed oimprovements doen that he will not do. The part I don't understand is what happens to the mortgage he has on the house? Since there will be no cash changing hands - Does his loan become my loan? And how?
