Power of attorney
I wan to buy a house, my wife and children are in another state. I am told that I will have to give the title company 55 dollars for them to write a power of attorneyn an dthey will not accept another one or one downloaded from the internet. Which sounds silly to me, the last time I met with an attorney he went on line got a form and we filled it out.

Just another way for the title company to make money, in my opinion!
That said, I draft my own DPOA's. Doing them without a consult is not smart. Sounds as though you all ready have one.
WA is a community property state and your signature obligates your spouse.
But frankly, $55 is cheap for a DPOA they'll accept.
This is based on the notion that you are planning on buying a house in WA. If the house is elsewhere I can't comment.

If you are buying property in Iowa, the title company is just plain wrong. If they are preparing a power of attorney for you, they are engaged in the unauthorized practice of law, and I would be happy to show them the error of their ways, if you like. I am not licensed in WA, so I cannot give you any advice if the property is located there.
