A statutory warranty deed is a deed under which the grantor warrants that the title to the subject real property is free of encumbrances. Provided usually by a seller to a buyer in a real estate transaction. The usual warranties include ownership, right to convey, quiet enjoyment, freedom from encumberances, and defense of title against all claims.
