I'd need a lot more information to answer your question. Real property is transferred by deed, not title; personal property title transfer requires assent, and there may be fees depending on the type of property.

If the owner is married, the spouse of the owner all ready has a community interest in the property regardless of what the title recites.

You can gift property, you can bequeath property.Depending on how you structure this transfer, you could incur liability for taxes or avoid taxes.
