Real estate easements

I had someone approach me about an easement for a sewer pipe that would be maintained by the water district. He offered $30k.Is this a fair amount of money and what do you think of easements. This is a single family home in a housing tract of 16 houses.How long do easements last?

Easements generally are rights that "run with the land", so they are forever.

As you can no doubt tell, this is worth money. Whether it is worth more or less than 30K, I don't know, I'd need a lot more specifics to tell you if that's a fair offer or not.

Does the person who approached you wrk for the Water District? It may come as an unpleasant suprise to the Water District that you understand they are going to be responsible to maintain the line if they are unaware of this offer.

You would do very well to have a lawyer review this agreement and draft it for you. Easements are not brain surgery, but they affect your property, and home made easement documents might be problematic. A little spent now could save you immense headaches in the future.
