Removing house guests

I let a friend, her boyfriend and daughter move into my home. It was suppose to be for a month. I'm now in month 9. I've asked her to move and she comes up with excuses. How can I get them out? They have paid no rent. Her boyfriend gave me $200 toward the electric for JAN.

You can treat them as formal tenants even though they pay no rent. On or before the 10th of April, give them a 20-day notice of your intent to end the tenancy.

There are specific phrases to use. If you are unclear what to say, contact me and I'll send you the appropriate language to use.

If they are not out by April 30, commence an eviction action after the first of May.

This sounds really formal, but it's the safest more effective way to do this. Its a lot cheaper to do it properly than to pay damages for trying to do it yourself and doing it incorrectly, and it's cheaper than those utility bills and the aggrevation.
