rent to own

in a rent to own home. have been in home a year. i have decided after living here and the work already put into the house i just can't do. i had 2 years to make an offer by obtaining a mortgage. i put a down payment down which i know i will forfiet is ther any other penalty that i might incur in letting lessor know i am moving out of the house? also the selling price is above what the market is at now.
