Life Tenant

My mother passed away. She lived in Mount Vernon Washington. My sister and I were left the house and her new husband is a life tenant. I was wondering what the definition and responsabilities of a life tenant are?

He has a life estate in the property, and unless there are other conditions specified relating to that estate he has the full benefit of the estate until his death. This would mean that he could live in the house or rent the house out or he could sell his estate (the buyer only get so much estate as he has to sell, i.e. when seller dies, buyer is out). You and your sister have the remainder after his death.
