probate help

my grandfather passed away over 10 years ago he left a will giving everything to his 4 sons.2have passed away and 2 are living one lives in ca the other in wa[he is disabled both legs amputated above knees]now none of the boys changed the house over to anyones name it still remains in my grandfathers name.back taxes are owed and they want to sell it what can we do.

Your grandfather's estate needs to go through probate. I am inferring that your grandfather's real property is in WA. You need to be sure the taxes are paid so that there is no tax foreclosure sale.

You need a copy of the will and a copy of the death certificate. Call your local (county) Bar association and ask for a referral to an attorney that handles probate matters, and take the documents with you.

You don't say whether the sons who have died had kids or not; they may be entitled to a share of his estate, depending on how the will was written.

I know it seems like the probate got left a bit late, but I've seen this before and certainly anticipate seeing it again.

But you don't want to lose the estate to unpaid taxes, as the value of the real property is likely significantly more than it was ten years ago.
