Legal Question in Landlord & Tenant Law in West Virginia

Eviction

If a person has been living on rented property for over 10 years, not having signed a lease, but verbally agreeing with the owner to maintain the property in exchange for rent, what are the rights of the tenants concerning an eviction notification (out within 30 days) given by the owner for nonpayment of rent for 6 to 8 years, when in fact the property has been maintained and improved over the original condition when occupied by tenants?
