There are involuntary easements, yes. The question of whether or not they have one is a legal question.

You're better off mediating rights of usage and seeing what the zoning and actual property descriptions say. You might find that the easement is part of the deed and you've no real choice in the matter.

You ought to get a local lawyer to look over the property description,--or better yet, go down to the records office and have a look yourself.
