Is a police officer able to search an 18 year old's room with his mother's consent? Or is the officer required to obtain the 18 year old's approval before starting the search of HIS living quarters?

Generally, any adult who appears to own the property or also be in charge of the property can consent to a police search of the entire premises, regardless of what parts of it may be controlled or occupied by another adult.
