Eviction for 2 tenants in same duplex

Tenant in lower duplex did not pay rent, will not pay rent due to non-renewal of lease. Tenant has also damaged windows and there are eyewitness accounts tenant has more people living with her than on lease.

Tenant in upper duplex has not paid 2 months rent due to car accident and has applied for W-2 aid.

What are my chances of successfully evicting both?

100 % if they are in breach of lease obligations.

Need to see lease and get more details.
