Legal Question in Real Estate Law in Wisconsin
We have a 30 day clause in our listing agreement to cancel our listing with our broker if we are unhappy. During the 30 day cancellation period which will end my listing agreement, is our home still for sale, on the market, and in the MLS? I hope so.

Nobody could answer this question without reviewing both the listing contract and the cancelation agreement. Both are loaded with fine print and all of it counts, so don't fail to read it because you think it unimportant. It is likely, however, that the agency will continue to attempt to sell and solicit offers during the period between your notice of cancelation and the date when they actually terminate services, since they will want to make as much money as possible from the advertising for which they have already paid. Also, offers coming in even later, after cancelation, from folks who found the home through them (or who had a showing or other dealings with any other MLS brokers) will still be subject to commission. Get a lawyer to interpret your specific paperwork for you before taking any action, since I am only guessing here.
