Application Process for approval
Currently, I am trying to sublet my apartment. Two applicants has been turned down for certain reasons. One applicant told me he had a oustanding balance on dept. store credit cards from 1994. This is why he was unable to get approved for my sublet.
What are the guidelines for approving applicants. Lastly, this applicant that I'm talking about does have good credit also. Where can I get guidelines on how landlords screen their applicants for approval.

There are no statutory or fixed legal guidelines as
to standards to be used by landlords to reject tenants.
Consequently, the "reasonableness" standard applies.
That means that each matter must be determined on
its own to see whether under that matter's facts and
circumstances the landlord acted reasonably in
rejecting the new tenant. My personal feeling is
that any landlord rejecting a perspective tenant
with ANY history of credit problems is acting
within reason.
