Legal Question in Real Estate Law in Wisconsin

Forclouser on a home

How long am I responsible for the house after the 6 months and I am out of the house? Do I have to cut the grass after the 6 months and I am out of the house? How long am I responsible for the electric and gas after the 6 months and I am out of the house?

Re: Forclouser on a home

In most home foreclosures the lender waives a deficiency and that is why it is able to sell the home at auction after a 6 month redemption period (rather than a full year). So you are not liable to make any payments on the mortgage, you are not liable for any real estate taxes, you are not liable for maintenance (including mowing) and you are not even liable for homeowner's insurance. If insurance coverage lapses the lender has, or will obtain, insurance.

You are liable only for things you contract for. This would include all of your utilities. But you can cancel them at any time - even while you live in the home, but if you cancel the utilities service will be discontinued, so you should pay them up to the time you cancel presumably at the time you move out.
