Furnace FUBAR

I am buying a house that was forclosed on. The "condition report" says "AS IS". Due to the electric being turned off during the spring, the sump pump was off and there was a lot of water in the basement. The furnace does not work. I did not get a certified inspector in the house to declare this to the selling bank within the 10 day time limit that the contract stated. I have been told that they can not sell the house without a functioning furnace. Please give me the scoop.

I am not aware of any law requiring a home which

was the subject of a foreclosure pass any

sort of inspection prior to resale by the bank.

It's strictly a "buyer beware" situation--you

should expect to pay for any needed repairs in

order to comply with local building codes.

Whether or not you can get a mortgage for the

property is a different question. It will

generally be very difficult if not impossible

for a property which is not habitable. You

should consider all this in deciding how much to

pay for the property.
