Land Contract/Abandoned

I have a land contract with a husband and wife. The husband has left the wife and also abandoned the house. The contract states the parties are him AND her...not him OR her. He is gone, never to return. She has never paid anything because she doesn't work. Is the contract still in force since he abandoned the property and is now out of state and nobody knows where he is? Or am I screwed and have to go through the lenghty foreclosure process on the one person who still remains in the property even though she has no means or intention to pay anything?

Rights under a land contract in default are extinguished by a foreclosure.

There are procedures for serving by publication a defendant who can't be located.
